There are so many fantastic reasons to buy a new build property but as with any property purchase, there are some key questions that are always good to explore before signing on the dotted line. We’ve listed 5 points below that we believe every potential house buyer should ask…

 

  • What other developments have you built?

Before buying a new build, it’s a good idea to find out whether the housebuilder has a good reputation and extensive experience in delivery the type of home that you’re interested in.  Take a look at their previous development sites on their website and if you can in person. Speak to homebuyers in those developments and get a good understanding of what you can expect.

  • What is included with my property?

It’s always a good idea to see a ‘specification list’ of exactly what will be included within your property. Will the worktops be granite or quartz? What flooring material will be used? Are A-rated appliances integrated? Does the garden come landscaped? Will I have a parking space? These questions are worth digging into.

At Blewbury Homes we will have a full specification for you to view, like most new builds these can be subject to change but it should be a good guide. Across our entire portfolio, we aim to offer a higher level of specification than most house builders, with innovative and convenient features such as the latest smart-home technology included as standard, rather than by way of an upgrade.

 

  • Is this a leasehold or a freehold property?

A freehold is the complete ownership of the property including the land it is built on. As the owner, you have total responsibility of how it is used and are free to make any repairs or changes.

In contrast, a leasehold property means that once the lease ends, you’ll either need to apply to renew the lease or ownership will return back to the freeholder. They tend to be cheaper properties but may come with ground rents or service charges.

There have been cases in the press where buyers have mistakenly thought that they were purchasing the freehold, only to realise it was leasehold, and then been hit with large service charges. It’s important to understand exactly what you are buying into. Rest assured at Blewbury Homes we only ever sell freehold houses and very occasionally leasehold apartments.

 

  • Who do I contact if something goes wrong?

It’s important to know exactly who you will need to contact should you come across any ‘snagging’ issues once you’ve moved into the property. Find out how long any warranties last for and if there is anything that may invalidate it.

  • Is this property covered by Help to Buy equity loan?

This government scheme is only available for new builds such as Blewbury Homes properties. It makes buying a property more affordable requiring you to contribute 5% deposit, borrowing up to 20% of the value of the property from the Government (interest free for first 5 years) then you raise up to a 75% mortgage to cover the remainder.
